The example at a glance

One site. Three pitch types.

A mixed offering balances straightforward camping with higher-priced bell tents. The figures below use this accommodation mix.

PitchesTypeBase nightly price
15Tent & flexible pitches£25
10Campervans & motorhomes£28
5Basic ready-pitched bell tents£50

Prices include two people and one car or camping vehicle. Bell tents have beds, mats and a lamp; guests bring bedding. Flexible pitches can also accommodate suitable vehicles. No electric hookups. Up to four guests per pitch, with charges for extra guests.

Facilities: drinking water, four hired toilets, three hot showers, washing-up sinks and a modest social space. Provision, accessibility and capacity are confirmed for your property. The sixty-night example includes a two-night closure between operating periods.

What could it earn?

Small footprint.
A worthwhile opportunity.

At 65% seasonal occupancy, this example brings in around £45,140 in guest revenue. Holiday weeks are busier, with quieter nights either side—it’s a seasonal average, not a fixed nightly headcount.

Year 2 assumes the same prices, occupancy and guest mix, with initial setup already paid for. It includes £1,000 for equipment replacement, a smaller £600 consultancy allowance and fewer commission-based bookings (40% rather than 60%). Other costs are held constant; inflation, extra maintenance or major reinvestment would change the result.

The £1,800 consultancy figure is an example allowance; the fee depends on the level of guidance and support required and is agreed with you. Amounts left are before owner tax, borrowing costs and cash retained for the next season. No owner wage or land rent is deducted. Revenue includes assumed extra guests, dogs, showers and fire sales. Running costs include paid help, facilities, marketing, booking commissions and contingency.

Illustrative figures, not guaranteed returns. The setup assumes suitable water access, reused equipment and a workable wastewater arrangement within budget. Major groundworks, utility connections and site-specific permissions or additional facilities need separate assessment. A closure alone does not establish a planning or licensing exemption.

You run the site.
We help it take shape.

You keep ownership and control. We bring experience to the decisions, systems and everyday practicalities.

Your part

  • Provide suitable land and arrange equipment and trades.
  • Lead the business, with a manager and relief helper.
  • Take part in site work and hold overnight responsibility with backup.

Our part

  • Assess feasibility, layout and the route to opening.
  • Guide facilities, budgets, pricing and booking arrangements.
  • Help build practical operating systems and review the season.

Build once. Develop season by season. Later years can benefit from equipment already in place, repeat guests and more direct bookings. The full example shows how those changes could improve returns, with replacement costs included.
